These numbers are a huge indication of a coastal real estate market up swing. Yes, a trend is being set. Homes in Laguna Beach under one million dollars are hot. They represent over 25% of the homes sold! We see a precedent being set and a bottom being established for Laguna Beach homes for sale in relationship to them being sold. Now with this being said on the low end, we shall talk about the homes sold between the 2 million - 5 million dollar range. Only 5% have sold. What does this mean for Laguna Beach real estate? The bottom has not been established in this price range and higher yet. There are so few sales. Either the sellers do not have the same urgency to sell or they are just foreclosing to the banks and the banks have not started to unload them. We believe we have not seen the worst to come in the high end markets. Laguna Beach real estate is an area unto itself. It will loss its 35% but Laguna Beach homes will come back faster than most areas along the coast.

August is HOT in Laguna Beach

It's hot in Laguna Beach! And so is the Laguna Beach real estate market. Throughout the summer, we have been previewing some gorgeous oceanfront property. Many tantalizing homes are available and for some of the beach properties, you can actually have a voice in its completion

Foreign buyers continue to embrace the Laguna Beach real estate market. Earlier this summer, I told you that my web site, www.hillaryandcharles.com, The Coastal Property experts is receiving at least 20% inquires from England, Canada, and Italy! Well the numbers are higher now. Obviously the value of their monies makes beachfront homes a steal!

I'm going to ask you the same question I ask a few weeks ago to anyone thinking about buying a Laguna Beach condo, a Laguna Beach home, or a beachfront home:

Do you want to buy when the real estate market is coming down or do you want to buy Laguna Beach real estate when the market is going back up? It's still your choice!

Real Estate is "On the Move" in Laguna Beach Area

A quick review of beach property sales as compared to properties on the market in Laguna Beach, Newport Beach, Dana Point and Laguna Niguel shows good results. Sales are improving and homes are "moving" off the market. It’s interesting to look at how much of our beach property inventory actually sold during the last 60 days! We all know that a decrease in beach property inventory equals an increase in beach property sales.


Laguna Niguel leads the way in percentage of homes sold! Twenty-eight percent of Laguna Niguel homes sold within the last two months. Although Laguna Niguel is not an ocean front community, many of the homes have ocean views. There are some fabulous buys in this community.


Dana Point real estate which has wonderful beach and beach front properties experienced homes sales at 17.5%. Newport Beach real estate inventory decreased 15 % while 8 % of the Laguna Beach ocean front and beach homes were sold.


Highly desirable ocean front and beach properties on the Pacific coast continue to present investment opportunities for buyers outside the United States who are seriously pursuing purchases of the ocean front homes.


Coastal property experts know that ocean front and beach homes are always in demand and many of these homes are “on sale”.
